Cinquini & Passarino provides clients with land title surveys in accordance with the most current version of the American Land Title Association/American Congress on Surveying and Mapping (ALTA/ACSM) Minimum Standard Detail Requirements. These industry standards provide a clear scope of work for all parties to understand.
For the survey of real property and the plat or map of the survey to be acceptable to a title insurance company for purposes of insuring title to that property free and clear of survey matters (except those matters disclosed by the survey and indicated on the plat or map), certain specific and pertinent information will be presented for the distinct and clear understanding between the client, the title insurance company, and CPI.
For those clients new to ALTA surveys, CPI walks the client through each aspect of the ALTA survey process. We work with our clients to help them understand and determine the appropriate "Table A Optional Survey Responsibilities and Specifications" requirements necessary for their project. The Table "A" requirements help customize the survey to meet the needs of the client and their lender.
It is very important for the client , lender or legal counsel to understand and justify the needs for additional "Table A" requirements. Unnecessary additional "Table A" items may add undue cost to your project.
